With many properties on the market it is essential that as a vendor you make your property stand out against the rest. Here are a few tips that will do this.
With tighter regulations is place it is important that you get your solicitor to obtain all legal documentation for the sale of your property such as, getting the legal status of your home checked; Check that any alterations or extensions have been registered. Obtain a certificate from your town hall to confirm there are no outstanding fines on the property. Obtain an EPC, Energy Performance Certificate. Having all your legal documentation ready will ensure a quicker transaction can take place which is a beneficial selling tool.
We would always prefer to come round on a nice sunny day and take high resolution pictures that highlight all that is good about your property/urbanisation. It goes without saying but you would be surprised, please make sure your property is nice and tidy before we come round to take the pictures. Small things like, no washing up in the kitchen, tables nice and clear, beds made etc will always help. Other little touches like a bottle of wine and glasses on the terrace, nicely folded towels on the bed etc are always another bonus. It is important to remember that a lot of people are looking at these pictures online. They may potentially see hundreds of pictures on a property website, we want yours to jump out at any potential buyers.
Potential buyers don’t want to see shabby paintwork, holes in walls or leaky taps. If you need to repaint, repaint. Fix any problems and repair where necessary. If you have a garden or pot plants, ensure that they are well maintained, pruned and presentable. Lawns should be mown and garden/terrace furniture should be clean and if you have a pool, clean it. Presentation of your property is key, done badly it could affect negotiations or make potential buyers steer clear.
Potential buyers will want to envisage themselves living in your property. It is necessary to de-clutter and store away your personal items such as family photos and anything of personal taste e.g. decorative plates on the wall. Have neutral colours throughout and entice the buyer by making your home look spacious by removing unnecessary furniture and furnishings such as oversized coffee tables. In the summer open doors on to the terrace, not only does it give a sense of space but airs the property. Keep terrace furniture to a minimum so the buyer gets a good idea of its size.
Let your agent sell
Your agent knows what they are doing so let them get on with their job selling your property. With viewings allow your agent to answer client’s questions and show them the property. They would have done it many times. The agent will let you know when it’s time for you to contribute.

Include such things as community charges, basura, property taxes and information about local amenities, schools and bus services.
